The proposals include commercial units and green space

Plans have been unveiled for 44 new homes next to a city council's headquarters.

The 'Vaux Living Places' development, in Sunderland, would also include up to six commercial units, proposals said.

It is part of Riverside Sunderland, a regeneration scheme in the city centre, featuring housing, office and public spaces.

Planning documents said the development would feature townhouses, apartments and maisonettes and would create an extension to the existing Vaux Housing residential project.

The housing would be arranged around two green courtyards, according to the Local Democracy Reporting Service.

The proposals state noise risks to future occupiers could also be "appropriately mitigated and minimised", with both the townhouse and maisonette building layouts designed for "family living".

A decision on the plan is expected by 12 January 2027, following a consultation.
