House prices 'essentially unchanged' as sales fall
BBCNew figures show average house prices have remained "essentially unchanged" over the past 12 months, while there has been a fall in the number of properties sold.
According to Statistics Jersey, the average home sold in Jersey between 1 July and 30 September 2026 cost £607,000.
That is the same as during the same period of 2025 - although it is 13% lower than the peak in prices seen during the same period of 2022.
The report shows 270 properties passed through Jersey's Royal Court during the third quarter of 2026, which is fewer than the 282 homes sold in the preceding quarter (1 April - 30 June 2026).
However, sales were still up when compared with the first quarter of 2026 (214 homes sold between 1 January - 30 March) and the fourth quarter of 2025 (239 homes sold between 1 October - 31 December).
The data was published on the day the Bank of England raised interest rates to 4% - the first increase in more than three years.
The report also shows the mean average prices of properties sold during the third quarter of 2026 were:
- 1 bedroom flat: £309,000
- 2 bedroom flat: £502,000
- 2 bedroom house: £558,000
- 3 bedroom house: £776,000
- 4 bedroom house: £1,090,000
The data says that 17% of purchases were made by first-time buyers, up from 16% during the previous three months.
It also shows that average advertised private sector rents were up 7% over the same period.
